Method of Compensation

From the time we have an executed Owner/Architect agreement, we are able to commence the Preparation of As-Built, Existing Condition drawings, if your project is a renovation, alteration or addition. Listed below is a general timeline for the architectural design phase of a typical residential renovation project. Depending on your needs, we can expedite this process and will advise you, if and when appropriate, that your project may be compromised by a more aggressive residential design timeline.

 

1. Preparation of As Built, Existing Condition Drawings, if required for your project

2-4 Weeks

 

2. Preparation of Schematic Design Drawings, Floor Plans and Building Elevations

4-6 Weeks

 

3. Preparation of Design Development Drawings, Floor Plans, Building Elevations and Buliding Sections, if required

2-4 Weeks

 

4. Preparation of Permit Construction Drawings and Outline Specifications

4-6 Weeks

 

5. Preparation of Construction Documents, Drawings and Specifications

8-12 Weeks

 

6. Bidding to Selected General Contractors

7. Review of Bids/Selection of General Contractor/Negotiation of Construction Contract
